In December 2011, 31 homes sold in Prairie Village. The average list price was $202,115 and the average sales price was $193,035. Average days on market: 115.
In December 2010, 37 homes sold in Prairie Village. The average list price was $226,144, and the average sales price was $215,205. Average days on market: 76.

That’s a big drop in average sales price and much higher average days on market for 2011. Why? The market continues to have too much inventory, fueled by foreclosures and short sales. Prices fall as homes sit on the market, waiting for offers. Typically, the end of the year isn’t strong for housing sales due to holidays and colder weather. Still, that’s quite a drop in one year. Remember, it doesn't matter that much what the national news reports for overall housing trends...what matters is what is happening in your local area. Prairie Village is still a very desireable location for buyers--but remember, buyers are very picky these days and most expect the home they buy to be updated, well maintained and move in ready.
