Rockhill Gardens is one of my favorite subdivisions in Brookside..and buyers think so too!  The houses are selling so quickly there this year.

As we head into Fall and a (usually) slower home buying period, I wanted to update you on the home sales stats for Rockhill Gardens this year:

 

 

January - July, 2016

So far 23 homes have sold, with a median list price of $234,900 and median sales price of $237,000.

 

Note that the sales price is higher than the list price!  Why?  Because 19 of the 23 homes sold at or over the asking price.

 

Now let's look at 2015 figures:

 

January - July 2015

At this point, 34 homes had sold, with a median list price of $227,500 and median sales price of $222,200.

 

Prices are going up because demand is high and inventory is low.
