Armour Hills Gardens is another one of my favorite Brookside neighborhoods. It's an affordable area for first time home buyers, with a three bedroom/two bath home averaging about $210-$230K. Generally built in the 1930s-40s, many of these homes have attached garages, stone/brick exteriors, screened porches and flat lots. The location is great--close to UMKC, the Country Club Plaza, Stowers Institute, Trolley Track Trail, Westport and Brookside/Waldo shops and restaurants. Neighbors are friendly, and there are many children in the area who walk to nearby schools.
Let's check home sales stats for Armour Hills Gardens for 2012:
From January-October, 2012, 19 homes sold. Average list price was $221,209 and average sales price was $216,395.
From January-October, 2011, 12 homes sold. Average list price was $239,717 and average sales price was $232,513.
More homes have sold this year, but at a lower average sales price. Why? This is a bit unusual, as the Brookside area has had much higher average sales prices this year than last. I think the reason for the lower average price is the condition of some of the lower priced homes, along with foreclosures and short sales that drag down average list price. Also, there are a few much larger homes in AHG that sold last year to push up the average price. Still, a well priced, updated home in Armour Hills Gardens will sell quickly.
Currently there are nine homes for sale in the subdivision, with an average list price of $220,772.
